Short answerRoof replacement cost depends mainly on the size and pitch of the roof, the material you choose, how many layers need to come off, the condition of the decking, and how many valleys, dormers and penetrations the roof has. The only way to know the cost for your roof is a free inspection and written estimate.

Size and pitch

A larger roof needs more material and more labor. A steep roof is slower and more dangerous to work on, which adds cost.

Material

Asphalt shingles are the most affordable. Standing seam metal costs more up front but lasts much longer. Slate and tile are premium materials and need structure that can carry their weight.

Tear-off and disposal

Removing one layer of old roofing costs less than removing several. Disposal is part of the job.

Decking condition

Damaged or rotted decking has to be replaced, and it is often only visible once the old roof is off. A good estimate explains how this will be handled.

Complexity

Valleys, dormers, chimneys, skylights and multiple roof levels all take more time and more flashing work.

Getting a real number

Because every roof is different, no article can give you an accurate price. A free inspection and written estimate shows what your roof needs and what it costs.

Common questions

Why do roofing estimates vary so much?
